What should I do before we put the home on the market

This is a 3 part answer, there are things to do as a homeowner, things to have someone else do for you, and there are the top 5 things that every home seller MUST do. Invite me in, buy the book or simply sign up on this page and you will receive the answer to this question immediately.

Should I get a home inspection before selling

It is always advisable to get a Pre-listing inspection to find out items that may need to be fixed or repaired prior to listing. This also can become a negotiation piece that could attract higher prices by being transparent and proactive.

What should I do with my animals

Ideally during the showing process, having all animals out of the house is preferred. But is that is not possible, having them in a secured kennel away from the kitchen and living room is 2nd best.

When is the best time to sell

Northern Virginia and the DC area over the years has been somewhat protected from extreme housing price fluxuations due to military bases (27 located in Virginia) with every single service branch having at least one base in Virginia.  Also government facilities (of which there are 61). This does not mean we won't see lower prices in the future but compared to other markets, it is always a good time to sell your home.

Does my neighbors home affect the value of my home

When selling you really have no say about what your neighbors home looks like and what can be done, we focus on making your home the most attractive on the street with our "critical list" of items every homeowner must do.

Should I interview multiple agents

You should feel comfortable with the person you are hiring that they are the most qualified. If this means interviewing multiple agents to find that confident feeling, then yes.

What one feature will bring the highest return for my money when selling

You might have guessed it, but the kitchen is one of the highest returns on your money when it comes to renovating, remodeling or upgrading.  Add to that an open concept and it's a wow factor.

What do I do with my new solar contract when selling

Homeowners have two choices once solar panels are installed, when selling.  Take the proceeds from the sale at closing pay off the solar panel purchase OR pass the solar panel contract and payment on to the buyer. Be aware though buyers will want to know how the solar panels have reduced your bills. Have last years bills and this years bills ready for comparison to show it's value.
