It is always advisable to get a Pre-listing inspection to find out items that may need to be fixed or repaired prior to listing. This also can become a negotiation piece that could attract higher prices by being transparent and proactive.
Ideally during the showing process, having all animals out of the house is preferred. But is that is not possible, having them in a secured kennel away from the kitchen and living room is 2nd best.
Northern Virginia and the DC area over the years has been somewhat protected from extreme housing price fluxuations due to military bases (27 located in Virginia) with every single service branch having at least one base in Virginia. Homeowners have two choices once solar panels are installed, when selling. Take the proceeds from the sale at closing pay off the solar panel purchase OR pass the solar panel contract and payment on to the buyer. Be aware though buyers will want to know how the solar panels have reduced your bills. Have last years bills and this years bills ready for comparison to show it's value.
