A complete little home in your backyard — its own kitchen, bath, and private entrance — on the same property as your house. Perfect for a renter, an adult child, or aging parents, just steps from your back door. (Builders call this an ADU, short for accessory dwelling unit.)

On Your Own Lot

Own an empty or underused lot? We build a small home of its own on it — a primary residence sized to fit the lot and the neighborhood. A beautiful, livable home where there used to be unused land.

Big News for Virginia Homeowners

Virginia's new ADU law just changed everything.

A backyard cottage like this is what the law calls an accessory dwelling unit (ADU). In April 2026, Virginia signed Senate Bill 531 — and starting July 1, 2027, counties across the Commonwealth must allow these cottages by right in single-family neighborhoods. Here's what that means for your backyard:

ADUs Become By-Right

Localities will be required to permit ADUs in single-family residential zoning districts — no more hoping your county says yes.

Permit Fees Capped at $500

The law limits what localities can charge for ADU permits — and it bars setback requirements stricter than those for your main house.

Rent to Anyone

Family-relation requirements are eliminated — your ADU can house a renter, not just a relative, opening the door to real income.

Until July 2027, your county's current rules still apply — and many Northern Virginia localities already allow ADUs today. We'll confirm exactly what's possible on your lot, right now, during your free site assessment.
